A combination of modern property management software and a great team of experienced people will ensure your property is looked after.

This includes regular visits from our property inspectors to keep a friendly eye on your tenants.

Amongst other things, we'll check for damage, condensation, signs of leaks, unexpected wear and tear and so on.

If we have any concerns, we take photos and make notes and send these to you with recommendations as part of our regular reports.

At the heart of our offering, the Tenancy Set Up Service provides the essential framework that underpins every one of our service packages.
Arrange marketing with individual property details, detailed description on the Hobbs Parker website, OnTheMarket, Rightmove, Social Media advertising and the erection of a Hobbs Parker ‘To Let’ boards
Provide accompanied and out of hours viewings
Arrange full referencing of each tenant and provide you with details of our subsequent findings
Negotiate tenancy terms
Provide a bespoke tenancy agreement is line with current legislation
Deposit registration for the first 12 months of the tenancy
Manage the sign up of the new tenancy and collecting of initial monies (deposit and first months’ rent)

We are choosy about which tenants we will recommend to you. One of the ‘hidden costs’ of owning rental property is void periods or unpaid rent.

For many Landlords, this can mean a loss of 5% to 10% of their rent each year.

By introducing only fully vetted tenants to our clients, we have been able to cut unpaid rent to less than 1%.

Your money is secure in our client account and subject to strict RICS regulatory control to keep it safe. We don’t hang on to your money — we’ll pay you quickly — usually just a few days after your tenant pays your rent.

You will receive simple paperwork with all your income and expenses fully itemised. This helps to you keep track of your financial affairs — especially when it comes to the providing the supporting paperwork for your tax return.
