Probate Valuations

We provide a complete service from the initial property valuation and commentary on IHT relief to advice on marketing and disposal of property and chattels.

We know that dealing with probate can be a difficult time. We provide a sensitive and confidential service. Our valuers are very experienced and experts in their field.

When somebody who owns property dies, a valuation is normally required so that the executors of the will can apply for probate before the property is released to the beneficiaries of the estate. This can prove complicated and difficult for the executors, particularly where the property includes farms and rural property.

We have an experienced team of RICS-qualified valuers who will be able to help you bring it all together in one clear valuation report.

RICS Red Book Valuations

RICS Red Book Valuations

All our property valuers are RICS Registered Valuers meeting the globally recognised highest valuation standards and can provide RICS “Red Book” valuations which are required for most probate valuations.

Specialist Agricultural Knowledge

All our valuers are Fellows of the Central Association of Agricultural Valuers (CAAV) a specialist professional body for agricultural and rural valuers.

Our team can provide professional advice and valuation expertise on issues affecting probate valuations of rural property including the availability and values relating to Agricultural Property Relief (APR) and Business Property Relief (BPR).

We work closely with your professional advisors throughout the process.

With increasing scrutiny from HMRC with regards to agricultural property, it is important to obtain a well-prepared, detailed report.

Property disposals

With offices in Ashford and Tenterden, Hobbs Parker Estate Agents are well placed to provide disposal and marketing advice for a wide range of property types, including country houses and village property. We can also provide marketing valuations, where a formal RICS probate valuation may not be required.

We also have a specialist team that advises on the disposal of farms, land, and equestrian property throughout Kent and East Sussex.
