A planning appraisal is an inexpensive way of developing a strategy for taking forward a site. On a site where there has been no previous development a planning appraisal can provide you with a clear indication of whether a site has planning potential, and, if so, whether the strategy is to make representations to the local plan or go-ahead and submit a planning application straight away. Depending on the nature of development proposed, the appraisal may also set out the issues which may need to be addressed as part of any planning application.
Planning appraisals can also be a good starting point when reviewing more complex sites, where a strategy for taking development forward may need to ensure that a phased approach is adopted.
