Design and Access Statements

A design and access statement is a short report that supports a planning application. It will provide a framework to explain how a proposed development is suitable to the site and its setting, and will demonstrate that it can be adequately accessed by prospective users.


These statements are documents that explain the design behind a planning application. They need to show that you have thought about how everyone will be able to use the places you want to build. All developments now must be all inclusive and every user must be considered.

Statements will include a written description and justification of the planning application. Very often photos, drawings and maps will further illustrate the points made. Statements are simply written to enable everyone to see how you have arrived at the particular design chosen. They do not need to be long, but the amount of detail they contain will reflect how complex the application is.
